As a guide, a high-end full renovation in Madrid usually starts from around €1,500–2,000/m², and can exceed €3,000/m² in projects with premium materials, advanced systems and a very high degree of customisation. These are reference figures, never a budget.
What determines the price
Five factors explain almost the entire difference between one project and another: the surface area, the starting condition (an old building with obsolete services demands more than a recent home), the level of finishes (marbles, noble woods, bespoke joinery), the complexity of the services (underfloor heating, climate control, home automation, technical lighting) and the degree of bespoke design (the more unique, the more craftsmanship).
